Builders are ratcheting up their marketing to sell against foreclosures!

While they can’t be considered an objective source, some big home builders are putting together marketing campaigns aimed at attracting buyers to their homes instead of all the foreclosed homes on the market.

Lennar Corp.’s website is fighting back with a “Buying a New Home vs. a Foreclosed Home” page that lays out the benefits of new construction — like home warranties, energy efficiency, and customization options — while highlighting the potential risks of buying a foreclosed home.

PulteGroup Inc. uses similar tactics in its advertising, as does Shea Homes and Phoenix-area builder Fulton Homes. Fulton and Shea both promote new homes with a “foreclosure cost calculator” on their websites that lets customers calculate potential costs. – MSN

Lennar’s site attempts to compare their advantages against the risks of a foreclosure.  What they say is correct, but many of the ‘risks” they claim for foreclosures are easily mitigated.  One thing is for certain, the process to buy a new home is generally more straight forward, and can be much quicker, than a short sale process.

Yes, some foreclosures come with warranties and can be closed quickly.  So, get real facts either way.  As for Criterion Properties, we are happy to help folks buy a foreclosure, an owner resale or a new home.  We understand the trade offs and can make you successful in the process that fits you best.

The home builders do have a point, there is a reason for the “foreclosure discount.”  To get a good deal does take a bit of effort, and often some patience, on the part of the buyer.
